We are seeking an Estates and Property Compliance Officer to support our estates team on all property and estates safety and regulatory matters on behalf of ERMC.
You will join ERMC as an Estates and Property Compliance Officer, supporting the delivery of safe, compliant, and well-managed residential and commercial property portfolios. Working closely with contractors, Asset Surveyors, estate management teams, and senior stakeholders, you will coordinate compliance activity across key areas including gas, electrical, fire safety, water hygiene, asbestos, lifts, and wider building safety.
Day-to-day, you will instruct and monitor statutory inspections and servicing programmes, maintain asset and compliance data, triage and track outstanding actions, and ensure compliance systems and records are accurate, up to date, and audit ready. You will prepare reports for senior stakeholders, support audits and regulatory inspections, liaise with clients, residents, and internal teams, and assist with the administration of Section 20 consultation processes.
You will act as a central point of coordination, ensuring compliance activities are delivered effectively, risks are managed, and all stakeholders remain informed, aligned, and operating in accordance with legal and regulatory requirements.
Responsibilities
· To manage and coordinate statutory compliance across residential and commercial property portfolios, land, and associated facilities, ensuring all regulatory obligations are met, risks are controlled, and compliance activities are effectively delivered.
· Instruct and assist all planned statutory inspections, testing, and servicing across residential and commercial properties, land, and facilities.
· Assist with producing risk assessments and monitor mitigation plans to ensure identified risks are appropriately managed and resolved.
· Maintain accurate and up-to-date asset databases and compliance matrices to ensure all statutory and regulatory requirements are captured and tracked.
· Prepare and present compliance reports, highlighting status, risks, and required actions to the Asset Surveyor and Senior Health & Safety Lead.
· Triage compliance actions, prioritising works based on risk, and liaise with internal stakeholders to ensure timely completion.
· Maintain regulatory compliance and alignment with industry best practice across all estate and property management activities.
· Issue guidance notes and formal instructions to internal stakeholders in response to changes in legislation, regulations, and compliance requirements.
· Liaise with internal teams, clients, residents, and tenants to ensure compliance obligations are understood and achieved.
· Ensure estate management teams adhere to company policies, procedures, and legal obligations.
· Ensure contractors are properly instructed, engaged, and issued with appropriate work orders in accordance with compliance requirements.
· Assist with Section 20 consultation processes and project administration, ensuring statutory requirements are met and documentation is accurately managed.
· Support internal and external audits, including regulatory inspections, ensuring accurate documentation and evidence of compliance is maintained.
What you will need to succeed
· Working knowledge of property compliance across at least one key safety area (e.g. fire, electrical, water hygiene, asbestos, or building safety)
· Strong organisational skills with the ability to manage multiple compliance workstreams and deadlines
· Experience working with contractors, internal teams, clients, and residents in a property or estates environment
· Excellent attention to detail, with a proactive approach to managing and closing out compliance actions
· Experience using asset management systems, compliance databases, or property management software
· Good understanding of regulatory frameworks and compliance requirements within residential and/or commercial property
