Multi-site Maintenance Manager
Salary: £34,000
Your main responsibilities will be to ensure high standards of maintenance throughout the properties we manage, both commercial and residential.
You will organise and undertake general maintenance which may include basic plumbing, tiling, painting and decorating, groundwork, general building work, gardening, replacement of bulbs, cleaning gutters, cleaning windows etc.
Other key responsibilities:
· Financial awareness: be aware of financial records associated with building running costs.
· Compliance; ensure all operations comply with housing laws and regulations. Ensure commercial properties meet the regulatory safety standards such as fire safety compliance, legionnaires testing and any other safety related regulations.
· Record management; proactively ensure relevant records are kept up to date.
· Attend management meetings; compose a working schedule which complies and assists with the needs of the business.
· Waste management; secure the best price for waste management at each property. Daily/weekly visits to waste areas, making sure they are kept clean and tidy.
· Create lasting relationships; liaise with councils where necessary and build community relationships. Actively champion a safe and healthy environment for our visitors and staff.
Required Skills and Qualifications
· Experience: proven work experience as a maintenance manager or in a similar role.
· Full, clean driving licence.
· Interpersonal skills: strong communication skills to effectively interact with contractors, heads of department and property owners.
· Knowledge of plumbing, electrics and air conditioning preferred.
· Organizational skills: ability to manage multiple properties and tasks simultaneously while maintaining attention to detail.
· Problem-solving skills: quick identification and resolution of property-related issues, including maintenance problems.
· Resourceful and ‘out of the box’ solutions to problems, solving them in a timely manner that meets both standards and budget.
· Knowledge of Microsoft office products is preferred.
